Linz Wienerstrasse District

Fablinz is designed with a strong mobility hierarchy, promoting walking and cycling as the main access to the site, maximising car free areas and reduced speed roads. Vehicle access to the site is very limited and access for deliveries is confined in designated areas.
The buildings or “productive blocks” are a deconstructed and re-engineered version of the traditional urban block. Taking inspiration from the morphology of the surrounding fabric, it offers a new, more permeable model of mixed use with a richer variety of spaces and opportunities for interaction. Productive spaces, shared facilities, shops or workshops on street level lead to a buffer second floor level of restaurants, canteens, housing shared spaces and studio flats; offices or housing in the above floors. All the dwellings in the living units are designed with a manly South exposition. Northern facing spaces are used for distribution and housing shared spaces. The working units to the Southwest side of the site are designed to be lower then the living units to avoid overshadowing. The distances between the buildings are generous to allow natural light to reach the ground floors and the halls. Green roofs improve the welfare provided by the development, contrasts air and sound pollution, helps in draining the rainwater and fosters biodiversity.
The Housing Terraces are private gardens for the exclusive use of the residents, an extension of the living units offering a space for kids to play and for adults to relax. Vases with plantation provide protection from the wind and privacy, creating a comfortable place to spend time in.
The Commercial Terraces are open-air second floor spaces for the buffer customers, office staff and production staff to enjoy. If one working unit is occupied by a single office/production company (i.e. OBB HQ) then its public terraces become at exclusive use of its employees.
The Halls are covered spaces conceived with an outdoor alike feel, achieved through a visual link to the exterior and the plantation of indoor vegetation. The space is conditioned and works as a greenhouse, allowing a comfortable temperature all year round. The Halls under the working units are an extension of the activities nearby, hosting shared facilities (meeting rooms, learning labs, cafes, informal meeting spaces, etc) and creating the milieu for the exchange of know-how between businesses. The Halls under the living units are covered extensions of the nearby retail offering relaxing spaces also with adverse weather conditions.
